Overview

Picturesque and beautiful Iveagh Bay Terraces | Lake Brunner is an idyllic semi-rural lifestyle subdivision, developed by Ngai Tahu Property in a secluded bay alongside Lake Brunner on the West Coast of the South Island.

Iveagh Bay Terraces EntranceJust 2.5 hours drive away from Christchurch over Arthurs Pass. Lake Brunner is a popular playground surrounded by some of the most sensational bush-clad alpine scenery New Zealand has to offer. Iveagh Bay Terraces are integrated into the rain forest covering the eastern slopes of sheltered Iveagh Bay beside the lake. The orientation of the development maximises sunlight hours and in the summer months the waters of the iconic West Coast lake are an aquatic playground.

 

Land Development Methodology

Iveagh Bay Terraces is an environmentally friendly development. The covenants that relate to the construction of dwellings have been designed to minimise impact on and maximise protection of the rain forest covered lake terrace soils and environs. This benefits property owners by ensuring minimum household maintenance requirements, by way of the virtual assimilation of the building sites into the established native bush. When it came to the provision of the package of residential utility services, the design and implementation of the development has prioritised the utmost care and sensitivity to the environment and the challenges of a high rainfall area. This has ensured that Iveagh Bay Terraces has made the lightest footprint on the site.

House site, broad, rock lined open swaleAll the house sites are very private and are set amongst native bush, they enjoy bird song and breathtaking views of Lake Brunner along with easy access to the sandy beach of Iveagh bay 

The designers of the development, Elliot Sinclair and partners, were briefed by the client to retain and maximise the integrity of existing rain forest environment as a priority.

This was achieved by allocating to each section a pre-determined building platform which, as part of the subdivision's construction earthworks, was cleared of vegetation and hard-filled to specified levels and states of compaction.

Once the elevation and stabilization of the building platform was completed a full urban services package was installed, which included;
Stormwater disposal with attractive innovations

  • gravity sewer mains and laterals,
  • stormwater reticulation,
  • pressure water system to all properties,
  • power and telecom.


Initial clearing of the subdivison strictly limited the removal of trees and native bush from the gracefully curved and graded access road lines, and was limited to just that which was necessary to lay down the building platforms. A sharp eye kept at all times to minimise the environmental impact of this work

Aesthetically pleasing sumps and outfallsThis was followed by earthworks to achieve design gradients for the access roadway and footpaths. Iveagh Bay is nestled amongst the rainforest in a high rainfall location beside an iconic lake. Annual rainfall is in the vicinity of 3.8–4m. The effective engineering and execution of the runoff of stormwater was a high priority in the design of this ecological site, to ensure long-term the absolute minimum potential for disruption to the rocky lake terrace soils. Stormwater disposal was acheived via aesthetically attractive sumps and outfall pipes and the attractive innovation of broad, rock-lined open swales.

Retaining of the soil was required in some areasRetaining of the soil was required in some areas and was achieved by a combination of either Gabian Baskets or dry-stacked rock—all using rock that was recovered during the previous earthwork. An ecologically pure and wholistic aesthetic to the finished work was achieved by using materials recovered from the site in this way.

The roads were gracefully curved and graded, footpaths provided and the carriageway sealed.
